Trinidad & Tobago Commercial Property Snapshot

This Snapshot summarizes conditions across Trinidad and Tobago’s commercial property market for 2026, covering A and B Class office, warehousing and industrial, retail, and hospitality. Terra Caribbean is the leading RICS-accredited brokerage and valuation firm in the Trinidad and Tobago market, and the data below are drawn directly from our portfolio surveys, leasing transactions, and valuation work. Landlords and tenants can use this data to benchmark rents, vacancy, and negotiate against current market conditions.

A and B Class Office Market: Port Of Spain

Terra Caribbean classifies office buildings using a framework similar to BOMA International’s standard, adjusted for factors specific to the Trinidad market.

A-Class buildings are well located for access and egress into the business hub they serve, carry a parking ratio of 1:500 sq. ft. or better, and are managed by a professional facilities team with on-site staff or 24-hour off-site monitoring. They meet 24-hour security and OSHA compliance standards, offer superior quality fixtures and finishes in common areas, and give tenants easy access to amenities.

B-Class buildings meet standard security and building code requirements but are typically owner-managed or have an on-site manager only, carry parking ratios above 1:750 sq. ft., and offer standard quality fixtures and finishes. These buildings tend to be older than A-Class.

Terra Caribbean’s July 2026 survey tracks approximately 1,070,700 sq. ft. of A and B Class stock across greater Port of Spain. Vacancy is 9.07%, up from 6.86% in November 2025, the first increase since 2021. Rental rates held steady and show signs of stability.

Vacancy Is Concentrated, Not Broad

All vacancy sits in six buildings; sixteen are fully leased or rented. Functional, well managed A Class product is mostly leased. Vacancy concentrates in one legacy A Class asset, one B Class asset largely vacant, and newer A Class space with large floor plates above the demand band. Dated, disordered stock does not compete on price, it simply does not lease.

Rents and the Flight to Quality

A Class asking rents run from TTD$11.00 to TTD$15.00 per sq. ft. per month, with select refurbished space asking up to TTD$17.00.
B Class runs from TTD$7.90 to TTD$11.66, averaging TTD$8.95.

A recent letting to an international institution at a premium Uptown A Class asset was concluded in US dollars, above the A Class average, on a multi-year term, set against the state leasing cap of approximately TTD$10.00 per sq. ft. inclusive of CAM. The market consist of two tiers: international and premium leases at the top, price capped public demand at the base.

Rents and the Flight to Quality

Higher quality office space is being delivered in decentralized zones including Trincity, Chaguanas, and San Fernando, extending the flight-to-quality theme beyond the capital. For nationwide employers, this space offers better accessibility for staff drawn from Central and South Trinidad, alongside more competitive rates than comparable uptown property. Expect this supply to compete directly with Port of Spain B Class stock for cost sensitive tenants over the next 12 to 24 months.

Demand by Unit Size

Requirements concentrate at 2,000 to 4,000 sq. ft.
Contiguous blocks above 10,000 sq. ft. are scarce in A Class buildings.

Tenants in the 2000 – 4000 band have some choice; tenants above 10,000 sq. ft. should start search early. Offices above 5,000 sq. ft. lease best when designed for subdivision.

Negotiation Factors

Parking allocations of roughly 2 to 3 bays per 1,000 sq. ft. are typical, with extra bays at a premium.
CAM on surveyed space runs TTD$4.00 to TTD$7.00 per sq. ft. per month and materially shifts total occupancy cost between buildings.

Rent free periods have shortened and stepped increases are now standard; fit out contributions remain a live ask on space vacant beyond twelve months.

Implications, Stated Plainly

Landlords: functional A Class stock lets itself; everything else needs capital or repositioning, not more marketing.
Tenants: run a competitive process in the 2,000 to 4,000 sq. ft. band and compare total cost including CAM and parking, not headline rent.

Warehousing and Industrial

Demand is driven by logistics, distribution, and light manufacturing consolidating along the Central and East-West corridor. Modern, purpose-built space with proper eave height, loading, and yard remains scarce. Serviced industrial land is limited due to zoning restrictions and infrastructure limitations.

Quality covered space rents at $4.00 to $5.50 per sq. ft. per month. Construction costs of US$100 to US$150 per sq. ft. by use (BCQS 2025) continue to suppress speculative supply, supporting pricing for delivered product. Landlords holding compliant, well-located stock hold the strongest pricing power in the market.

Retail

Directional figures from Terra leasing experience, not a verified transaction dataset; Prime enclosed mall units command TTD$25 to TTD$45 per sq. ft. per month plus CAM of TTD$4 to TTD$8, the strongest retail pricing nationally. West strip plazas run TTD$15 to TTD$25; secondary high street stock along the East-West Corridor runs TTD$8 to TTD$15. An increased number of new plazas in Central and the East-West corridor have shifted retail further east and challenged traditional down town “on foot” shopping.

Demand is deepest at 500 to 1,500 sq. ft. from services, fast food, and pharmacy uses. Expect 2 to 4 months rent free on 3 year terms with estimated 10% escalation on renewal. The Landlord Business Surcharge and VAT on commercial rents now sit in every net yield calculation. Larger spaces achieve a lower price per sq. ft.

Hospitality

Trinidad hotel demand is corporate led, anchored by energy sector travel, with Carnival the dominant pricing event. Occupancy across the Trinidad set is estimated 65% in 2026, with operators projecting 70% by 2027. Low season average daily rate (ADR) runs TTD$1,299 to TTD$2,000 by class.

Carnival peaks exceed TTD$4,000 per night at the 5 star level, premiums of 24% to 59% and over 100% at the top end.

Conversion of underperforming office and residential assets to serviced apartment and branded residence use is an active investment theme.
